General Notes

• Number of steps at front and rear may vary from that shown according to grading conditions and municipal requirements.
• Variations in uniformity and colour from Vendor’s samples may occur in finished materials, kitchen and vanity cabinets and floor and wall finishes due to normal production processes.
• Hardwood flooring may react to normal fluctuating humidity levels producing gapping or cupping, both considered being within acceptable industry standards.
• Actual square footage may vary slightly depending on elevation selected.
• Ceilings and walls may be modified to accommodate mechanical systems.
• The Purchaser acknowledges that the specifications and finishes in the model homes located at the Vendor’s other projects may differ from the specifications in the model homes and new homes being purchased at the project that is the subject of this agreement.
• In making selections, the Purchaser should be aware that all light coloured materials, especially flooring may be subject to fading or yellowing after use or exposure to sunlight and such fading or yellowing will not be covered by any warranty.
• The Purchaser acknowledges that at the Vendor’s discretion, door swings may be different than those indicated on brochures, and agrees to accept the swings as adjusted at Vendor’s discretion.
• The Purchaser acknowledges that the light coloured and white carpeting may be subject to discolouring at walls and sub-floor joint due to the filtering process that occurs with forced air heating and that this is generally caused by pollutants and candles in both exterior and interior air quality and is not covered by any warranty.
• Vendor will not allow Purchaser to complete any work or supply any material to finish the dwelling before the closing date.
• Prices and specifications are subject to change with out notice.
• Builder has the right to substitute materials of equal or better value.
